St Helens Road development recommended for approval

The proposal to extend the Abbeyfield House care home to include specialist 17 extra care flats and 8 dementia care units is being recommended for approval. The proposal involves the demolition of 27 St Helen’s Road.

Officials are set to shun the objections made by 57 residents, the ward planning panel and local Ward Councillors. The objectors raise a wide range of issues including inadequate parking provision, overlooking, drainage, scale, massing, impact on the nearby children’s nursery and loss of open space.

Residents can attend the planning meeting which will discuss the plans. It takes place on Thursday 11th January starting at 4:30pm

Controversial Tadcaster Road planning application recommended for approval

An application to build 11 homes on land behind 26 Tadcaster Road has been recommended for approval by Council officials.

The recommendation comes despite objections from local Councillor Ann Reid, members of the local planning panel and the Conservation Area Panel.. The National Trust – which runs the Goddards historic house opposite the site entrance – have also objected as have many local residents.

The application seeks permission for the erection of 11 dwellings following the demolition of an existing two storey dwelling at 26 Tadcaster Road and a single storey dwelling located centrally within the site and identified as being 9a Mayfield Grove.

The site comprises an area of approximately 0.5ha. Thirteen lock up garages with a large area of harstanding are also  present within the site.

The site is bounded to the north by the rear gardens of Mayfield Grove, to the east by Tadcaster Road, to the south and west by the car park of the public house and the rear gardens of St Helens Road. Access to the site would be where number 26 Tadcaster Road currently stands.

The scheme proposes two rows of 3 two storey three-bed terraced houses with rooms within the roof, two 4 bedroom two storey dwellings, two 3 bedroom dormer bungalows and one 1 bedroom two storey dwelling.

Two off street parkingspaces would be provided for each dwelling with no allocated visitor spaces.

Most of the objections relate to traffic and parking issues.

The application will be determined by the planning sub committee when it meets on 9th November.

Three more homes planned for Mayfield Grove

The planning committee is being recommended to approve the construction of 3 homes on a site in Mayfield Grove. A similar application earlier in the year was deferred pending receipt of a bat study.

That study has now been provided.

If approved at a meeting taking place on 6th July, the houses would replace an existing bungalow located towards the front of the site with its main garden to the rear.

There would be a semi-detached pair of 4 bedroom dwellings at the front of the site on the footprint of the existing bungalow and a single detached 2 bedroom bungalow to the rear.

Vehicle access would be from Mayfield Grove, via newly created parking areas and private driveway to the rear property.

The local planning panel had criticised the plans saying that they represent an over development of the area.

Bat concerns set to stop Mayfield Grove development

5-mayfield-groveA plan to build 3 additional homes on Mayfield Grove will be considered by the Council’s planning committee when it meets on 5th January 2017.

The application is recommended for refusal

The application seeks full planning permission for the erection of three dwellings on a 0.06ha plot at the eastern end of Mayfield Grove.

The proposed houses would replace an existing bungalow located towards the front of the site at 5 Mayfield Grove with its main garden to the rear. There would be a semi-detached pair of 3 bedroom dwellings at the front of the site on the footprint of the existing bungalow and a single detached 2 bedroom bungalow to the rear.

Vehicle access would be from Mayfield Grove, via newly created parking areas and private driveway to the rear property.

Several objections to the development were received because of concerns about over-development but the key concern is the absence of a bat scoping survey of the existing buildings on the site.
